The job here

What exterior painting in Madisonville actually involves

Madisonville is the oldest permanent settlement in St. Tammany Parish, built along the Tchefuncte under live oaks and bald cypress, and for an exterior painter it presents the hardest combination anywhere in our service area: open water beside the wall and heavy canopy directly overhead.

Those two things compound instead of averaging out. Water keeps the overnight humidity high and canopy stops the sun burning it off, so on the worst summer days a shaded waterside elevation never clears the 5 degree dew point margin at all. We measure it, and when it has not arrived we move to a different face of the building instead of coating a wall that is not ready.

Under that canopy exteriors also grow things. Spanish moss and organic film settle on anything that stays damp, and they have to come off properly first, because a new coat laid over a live surface is decoration and it does not last a season.

The waterfront structures are a separate job on the same lot. Boathouses, docks and camp exteriors take far more weather than the house does and run on a considerably shorter clock, so they get measured and priced on their own, not folded into a building price where you cannot see what they cost or work out when they will next be due. They are also the thing most often left off a request.

The Tchefuncte runs into Lake Pontchartrain, which is brackish. So none of this is a salt problem. It is humidity, and the answer is preparation and the right product, not a marine specification the conditions never called for and which would cost you more for a performance the water here was never going to demand.

On the ground

Where we do this work in Madisonville

Water Street

The waterfront itself, under massive live oaks and looking out at the Tchefuncte. Open water beside the wall and heavy canopy overhead is the hardest combination we work in, and some elevations barely dry at all in summer.

Off the river

The residential streets set back from the water, which dry noticeably faster than the ones on it. A perfectly ordinary exterior, and worth saying so instead of pricing every Madisonville job as waterfront.

Why the quote says two

A coat and a job are different things

Painting a house here is a different job from painting one in a dry climate. Humidity changes how long a coat stays open, and it decides how much film you need on a wall before the weather starts taking it back.

First coat

Bond and coverage

The first coat is doing a different job from the second. It bonds to what is underneath and it tells us where the substrate is still drinking, which is information you only get once paint is actually on the wall.

Second coat

Color and film build

The second coat is where the color goes true and the film reaches the thickness printed on the tin. One coat over a sound wall looks fine from the driveway and looks thin on the north side by spring.

I am on the river under oaks. Is that a hard job?

It is the hardest combination in our service area and we would rather say so. Open water plus dense canopy means shaded elevations stay damp for long stretches, so the prep is heavier and the schedule carries more weather days.

When is the best time of year to paint here?

Autumn and spring, clearly. On a riverfront lot under canopy the difference between a November day and a July day is the difference between a full working day and a couple of hours.

Can you match the paint color already on the walls?

Yes. For most projects our paint specialists can match almost any color on your home from a chip or a wet sample. If an exact match is not possible we will talk you through the next best option.

How often should I paint?

It varies by material and exposure. Stucco every 5 to 6 years. Painted brick 15 to 20 years. Aluminum siding every 5 to 6 years. A wall that takes afternoon sun will always come due first.

Do I need to move furniture before the crew arrives?

No. Our team covers and protects furniture and floors. If a piece is delicate or awkward to move, it is worth taking it out of the room beforehand.

Is the second coat included in the price you quote?

Yes. Every estimate is written for two coats over prepared surface, and the number you get is the number for the finished job. If a surface genuinely only needs one, we say so and the quote comes down instead of staying where it was.
