Metairie Ridge stands more than 5 feet above sea level while the interdistributary ground on either side of it sits below sea level, so two houses a mile apart can be dealing with genuinely different amounts of ground moisture. It shows up at the foundation and the lower siding first.
Two ages of housing in one town
On the ridge the stock is 1920s and largely wood. North of it, the post-war build on drained swamp is mostly brick and slab. They do not take a coating the same way and they do not come due at the same time.
Bucktown is a lakefront job
Lake Pontchartrain is brackish, not salt, so this is moisture and mildew and not corrosion. The practical effect is a shorter usable coating window in the morning.

More than people expect. The ridge is higher and drains better, and the ground north of it was swamp until it was drained, which means more ground moisture and a different set of problems at the bottom of a wall. We look at the foundation and the lower siding first on that side of town.
My house is 1950s brick. How often does it need painting?
Painted brick holds 15 to 20 years, which is far longer than most people assume, so the honest answer is often that it does not need doing yet. Trim and soffits are a different matter and come due much sooner.
I am in Bucktown, right by the water. Is salt a problem?
No. The lake is brackish and the Gulf is 40 to 50 miles away, so corrosion is not what you are fighting. Humidity is, and the fix is prep and the right product.
When is the best time of year to paint in Metairie?
Autumn through spring. Lower dew points mean the surface clears the working margin earlier and the day runs longer.
