In Eden Isles and Oak Harbor there is open water a few feet from the wall, which keeps overnight moisture higher and holds it longer than anywhere inland, and that narrows the daily window for getting a coat on.
Brackish, not salt
The canals run to Lake Pontchartrain, which is brackish. So this is a moisture and mildew problem, not a corrosion one. The fix is prep and product. Not marine coatings.
Boathouses, docks and rails wear differently
